Sellers want to get the highest price for their homes and buyers want to pay less. Yes, I know, you already knew that, but this is what sets the groundwork for finding a <em>realistic estimation</em> of the value of the home, the market value is determined by what the buyer is willing to pay versus what the seller is willing to accept.</strong></p>
<p><strong> How should anyone get a realistic evaluation of a home?  What better way then to search for very similar homes in the same general location that have already been sold? </strong></p>
<p><strong>One of the ways a prospective seller acquires an estimate of  the value of his home is to call, write, email and/or visit the web site of a recommended real estate broker.  The broker will use the information that you provide him or her to create an expert and professional competitive market analysis that will give you a very good idea of what your home is worth to a prospective buyer in the present time frame and physical area. </strong></p>
<p><strong>Most other real estate professionals will need a few days before they can complete the competitive market analysis.  I can usually get it ready for you and call you with the results in the same day!  Getting this information is very important to you; therefore it is also very important to me. The &#8220;Golden Rule&#8221; has always worked well for me. It won&#8217;t fail us now. <strong></strong></strong></p>
<p><strong><strong><strong>All of my calls and emails are handled when I am not actively in the presence of a client.  This means that I feel it is rude to take my attention away from a client to answer a phone call.  If we are to work together in the future I promise to give you the same respect.  This is also the Golden Rule. </strong></strong></strong></p>

			<content:encoded><![CDATA[<h3><strong>The new tax credit expands the credit to those who currently own a home. The grant is up to $6,500 for those purchasing a new or existing home between November 7, 2009 and April 30, 2010.</strong></h3>
<h2><span style="color: #336699;">How do Home Sellers Qualify?</span></h2>
<p>Current home owners qualify for the tax credit if they are purchasing a home between November 7, 2009 and April 30, 2010, and have used the home being sold or vacated as a principal residence for five <em>consecutive</em> years within the last eight.</p>
<p>If you have been waiting to sell, this is a great time to take advantage of an additional $6,500 incentive!!</p>
<p>The Extended Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.</p>
<p>Each individual home buyer’s tax credit is determined by two factors:</p>
<ol>
<li>The price of the home.</li>
<li>The buyer&#8217;s income.</li>
</ol>
<p style="line-height: normal;"><strong>Price<br style="font-weight: bold;" /> </strong><br />
Under the Extended Home Buyer Tax Credit, the credit is for an amount up to 10% of the purchase price of the house so it can only be awarded on homes purchased for $800,000 or less.</p>
<p style="line-height: normal;"><strong>Buyer&#8217;s Income</strong><br />
<strong><br style="font-weight: bold;" /> </strong>Under the Extended Home Buyer Tax Credit, which went into effect on November 7, 2009,  single buyers with incomes up to $125,000 and married couples with incomes up to $225,000—may receive the maximum tax credit.</p>
<p style="line-height: normal;">Under the Extended Home Buyer Tax Credit, as long as a written, binding contract is in effect on, or before, April 30, 2010, the purchaser will have until July 1, 2010 to close.</p>
<p>This tax credit will not need to be repaid if  the home is occupied by the buyer for three years or more after purchase. However, if the property is sold during this three-year period, the full amount credit will be recouped on the sale.</p>

<h3>Speaker Pelosi&#8217;s National Energy Tax: More Mandates, More Regulations, More Costs</h3>

<div><span>Speaker Pelosi’s <a href="http://www.johnboehner.house.gov/blog/?postid=133885">national energy tax</a> is going to <a href="http://www.youtube.com/watch?v=ydqg7ThZB04">raise electricity prices</a>, increase gasoline prices, and <a href="http://www.johnboehner.house.gov/blog/?postid=134098">ship American jobs overseas</a> to countries like China and India.  This, we know.</p>
<p>It would be a <a href="http://republicanleader.house.gov/UploadedFiles/Pelosi_Bureaucratic_Nightmare.pdf">bureaucratic nightmare</a> overseen by a confusing web of government agencies that would take and redistribute trillions of dollars from family budgets and workers payrolls.  This, we also know.  Even Agriculture Committee Chairman Collin Peterson (D-MN) admitted in the <a href="http://www.washingtonpost.com/wp-dyn/content/article/2009/06/25/AR2009062503914.html"><em>Washington Post</em></a> this morning that: <strong>“The truth is, nobody knows for sure how this is going to work.”</strong> How encouraging.</p>
<p>But what don’t we know?  Here are some facts you may not know about Speaker Pelosi’s national energy tax:</p>
<p><strong>Homebuyers Beware.</strong> Trying to save up for a new home?  You may have to save up a little longer for your purchase.  The Democrats’ bill would dramatically increase new home costs by mandating California’s expensive new building codes for the entire nation.  Immediately upon enactment, the Democrats’ bill would demand a 30 percent increase in energy efficiency for new construction.  A couple of years later, the Democrats’ bill would require an additional 50 percent improvement.  These numbers were chosen with no concern for cost to consumers or feasibility in implementation.</p>
<p><strong>Homebuilders Beware.</strong> The Democrats’ bill imposes new mandatory regulations and civil penalties for homebuilders.  If your state refuses to accept the stringent and costly California building codes, the federal government may assess penalties.  And don’t get too comfortable with the new mandatory regulations because the Democrats’ bill allows for “consensus-based” codes to supplant those outlined in the bill.  So, as soon as you’ve invested your hard-earned money to comply with the bill’s mandates, the rug could get pulled from underneath you.  Translation?  You’ll pony up more and more money.</p>
<p><strong>Home Sellers Beware.</strong> Having a hard time selling your home?  Here’s one more hurdle to jump:  all homes sales are conditioned upon an energy audit and a new energy rating assessment and energy labeling program for your home that’s outlined in the Democrats’ bill.  And if you thought you could improve your property with a fresh coat of paint and some granite counters?  Think again!  Now your home will be subjected to a new energy rating assessment and energy labeling program that will penalize you for older windows, original fixtures, and dated appliances.  So the Democrats’ bill would bring down the value of your home!</p>
<p><strong>New Lights No Matter the Cost.</strong> As early as 2012, the Democrats’ bill eliminates all existing lighting technology used in many outdoor lighting fleets (parking lots, stadiums, secured facilities like power plants and factories).  Just as an example, switching to the mandated technology in the bill will cost one small utility about $30 million in annual revenue.  So you now have to comply with the new mandates for new lighting?  Hold the phone.  It is not clear that a feasible alternative technology is available for every existing lighting application – regardless of cost – which could force some businesses to close.</p>
<p>The consequences of Speaker Pelosi’s national energy tax for families and small businesses are real.  It will drive up energy costs, send <a href="http://www.nationalbcc.org/index.php?option=com_content&amp;view=article&amp;id=750:nbcc-study-generates-concerns-about-waxmanmarkey-climate-change-bill-costs-are-high-but-benefits-are-uncertain&amp;catid=1:latest-news&amp;Itemid=7">millions of jobs</a> to countries like China and India, and place an especially heavy burden on rural America.  There is a better way.  House Republicans have proposed the <a href="http://www.johnboehner.house.gov/blog/?postid=134087">American Energy Act</a>, legislation that represents the fastest route to a cleaner environment, lower energy costs, and more American jobs.  The legislation would:</p>
<ul>
<li>Increase environmentally-safe energy production on remote lands and far off our shores;</li>
<li>Promote the use of alternative fuels that will reduce carbon emissions, such as nuclear, clean-coal, and renewable energy technologies; and</li>
<li>Encourage increased efficiencies and cutting edge technologies to maximize America’s energy potential.</li>
</ul>
<p>Today’s vote on Speaker Pelosi’s ill-advised national energy tax will have consequences for every American.  It is a <a href="http://www.johnboehner.house.gov/blog/?postid=133885">bad deal</a> for America.  And the American people will remember how their Members of Congress vote.</p>

Mistaking lookers for buyers</strong></p>
<p>For Sale by Owners nearly always get more activity than homes listed with an agent.  No question about it. The reason&#8230; Realtors will only bring qualified buyers. A qualified buyer is one who is ready, willing and able to buy your home.  We find that most people who look at &#8220;For Sale By Owner&#8221; homes are just starting to think about moving.  They may be good buyers, but they are six to nine months away from being ready.  They don’t want to bother an agent yet, so they call the “By Owner” ads to get a feel for what’s available.  They may have a house to sell first, they may need to save some more money, or they may have credit that needs fixing.  When everything is in place, that’s when they go looking with an agent.</p>
<p>An agent will ask buyers how much they can really spend for a home, discuss down payment, evaluate credit, and decide a realistic monthly payment.  Also, it’s necessary to find out how much will be realized (realistically!) when their present home closes.  Numerous other questions will be asked and answered as well.  Unless your Realtor finds out all the facts first, you must ask all these questions before the buyer crosses your threshold.  Otherwise, you may have a parade of Sunday afternoon shoppers with a dream of owning a home some day.</p>
<p><strong>Deadly mistake No. 5<br />
Not knowing your rights and obligations</strong></p>
<p>Real Estate law is extensive and complex: the contract for sale and purchase is a legally binding document.  An improperly written contract can cause the sale to fall through, or cost you thousands for repairs, inspections, and remedies for title defects.  You must know whether the property can legally be sold “as is” and how deed restrictions and local zoning will affect the transaction.  If there are defects in your title, or if the title or the property is in conflict with local restrictions, you must remedy them. Are you prepared to take that task alone?   Also, contracts allow the buyer an option period to inspect and approve of any inspection reports and repair bids.  Know your alternatives here.</p>
<p><strong>Deadly Mistake No 6<br />
Signing a listing contract with no way out</strong></p>
<p>Many times an agent will have good intentions about marketing your home, but circumstances can change.  Personal situations change, or an agent may even decide to quit the business.   In cases where the agent couldn’t or wouldn’t perform, you should have the right to fire your agent.  In some companies the broker will assign your listing to someone else in the office, someone you didn’t personally select.  Always protect yourself by getting a guarantee of performance which gives you the right to cancel anytime for any reason.</p>
<p><strong>Deadly Mistake No. 7<br />
Limiting the marketing and exposure of the property</strong></p>
<p>The two most obvious marketing tools (open houses and classified ads) are only moderately effective.  Surprisingly, less that 1% of homes are sold at an open house.  Agents use them to attract future prospects, not sell the house!</p>
<p>Advertising studies show that less than 3% of people purchased their home because they called on an ad.  </p>
<p>The right Realtor will employ a broad spectrum of marketing activities, emphasizing the ones he or she believes will work best for you.  There are dozens of more effective ways to find buyers that just open houses and advertising.  Did you know that most calls come in during business hours when sellers are away at work, and most home showings are between 9:00 and 5:00 Monday through Friday? <p><strong>Deadly Mistake No. 8<br />
Believing that an appraisal is the market value of your home</strong></p>
<p>An appraisal or tax assessment is an opinion of value for a certain purpose.  If the lender wants to lend you money,  they are motivated to have the appraisal come in high.  The appraiser may ignore foreclosure or distress sales in order to justify the high value.  But a real buyer in the real world will not ignore these properties.  They are your competitors when you try to sell.</p>
<p>I can’t tell you how many ridiculous appraisals and tax assessments I’ve seen.  Don’t make the mistake of thinking that the value you were told 6 month ago when you re-financed your home is the price a real buyer would pay.  Ask your Realtor for all the sold homes in your area, then decide.  There are lots of opinions, but only one set of facts. Insist on FACTS!</p>
<p><strong>Deadly Mistake No. 9<br />
Choosing the wrong Realtor, or choosing them for the wrong reasons</strong></p>
<p>It’s very likely that you don’t interview people very often, and yet in order to find the right Realtor, you may interview several.  The quality of your home selling experience is dependent upon your skill at selecting the person best qualified.</p>
<p>It’s interesting that in the real estate business, someone with many successfully closed transactions almost always costs the same as an agent who is inexperienced.  Bringing that experience to bear on your transaction could mean a higher price at the negotiating table, selling in less time, and with the minimum amount of hassles.</p>
<p>The world is populated with Realtors who are wrong for you. For example, the  housewife who sells an occasional house because she needs a little pocket change, or the insurance salesman who believes he can handle two careers. Or perhaps your cousin George, who really needs your business.</p>
<p>The sale of your home could well be the most important financial transaction you have ever been involved with.  The person you select can make it a satisfying and profitable activity, or a terrible experience.  It’s your home, and your money.  The choice of your Realtor is up to you.  Make the selection carefully.</p>
